Meet Traci Richardson

Traci Richardson is Senior Property Manager at Simaan Real Estate, bringing 29 years of property management experience to the firm’s managed commercial assets. Her background spans retail centers, downtown and suburban office properties, mixed-use environments, and planned-community assets throughout Central and South Florida.

Traci connects property level execution with an owner’s broader investment objectives. Her work includes operating and capital budgeting, monthly performance and variance reporting, common area maintenance and operating expense reconciliations, rent collections, vendor contracting, tenant compliance, preventative maintenance, and capital planning. She also coordinates with leasing, construction, accounting, and building service teams so that operational issues are identified early, documented clearly, and carried through to resolution.

Throughout her career, Traci has overseen complex portfolios with numerous tenants, substantial operating budgets, and multidisciplinary on-site teams. She has developed maintenance programs for major building systems, negotiated and consolidated service contracts, improved collection performance, and supported tenant move-ins and ongoing occupancy. Her experience also includes commercial owners association administration, property inspections, contractor follow up, and procedures designed to keep property accounting accurate and timely. This breadth gives her a practical understanding of how daily decisions affect service quality, operating costs, tenant retention, and long term asset performance.

Traci works directly with owners, tenants, vendors, and internal partners, providing clear communication and consistent accountability. Her approach is organized, hands-on, and focused on protecting the property while advancing the ownership business plan.
